Terms & Conditions of Booking

1. A non-refundable deposit of 25% of the rent for each week booked (minimum £125 per week booked) is required to confirm bookings. The balance is payable two months before arrival. You may wish to consider cancellation insurance.

2. Letting is normally by the week from Saturday to Saturday for Birch Mhor and Birch Beag and Friday to Friday for Birch Croit.

3. Sub-letting is not permitted. The number of people staying may not exceed those agreed at the time of booking. Metered fuel (electricity, and in the case of Birch Croit, oil as well) to be paid for on departure.

4. Tenants must safeguard the property and contents; loss, breakages or damage must be paid for. No liability for loss or damage to tenant's personal property or for personal injury is accepted.

5. Tenants will not cause a nuisance to others. Smoking is not permitted within the cottages.

6. In keeping with our environmental policy tenants are asked to use the waste bins for materials as marked. If feeding the birds or red squirrels in the garden please use appropriate foodstuffs.

Children:

Children must be supervised by an adult when using the equipment in the play area and behave sensibly elsewhere on the premises.

Dogs:

If arranged at the time of booking well behaved dogs are welcome, strictly on the understanding that:-

• dogs accompany owners when they are off site
• dogs keep their owners on leads at all times within our grounds
• dog deposits are removed in bags to the dustbins by owners
• dogs bring their own bedding and feeding bowls and are kept off the furniture
• dog related damage is made good by their owners

Other Pets :

We allow tenants to bring other pets under the strict understanding that we are informed at the time of booking, all food and accessories are provided by the tenant and that tenants are responsible for the the welfare of their pets at all times during their stay.

We reserve the right to refuse admission at any time.
